Introduction |
Please
read carefully in the web page of the accommodation you wish
to reserve the rules of check in and check out time, rates,
which services are included and which are not included in the
price, the amount of the security deposit and the other notices. |

1. Minimum stay |
Minimum
stay in all accommodations is 7 days, from Saturday to Saturday. |

2.
Check in & check out |
In
all accommodations Check in and Check out only on Saturday.
Check in and Check out time are specified in the description
of the accommodation on our web site and are not modifiable.
Those who for any reason, including event which constitutes
'major force', will reach or leave the accommodation in a day
different from the one reserved or in a time different from
the one fixed cannot ask for any compensation and or refund. |

3.
Accommodations availability |
Availability
request must be forward through online availability form.
You will receive an email with confirmation that the property
is available. |

4.
Option |
Booking
request must be forward through online reservation form. If
the accommodation is available will be grant an option on the
requested period. The option will be valid for five days. If
booking request will not be confirmed within five days, option
will be canceled without notice. To confirm booking request
is necessary the reservation. |

5.
Reservation |
Reservation
is made by performing deposit payment. Deposit is fixed as a
percentage of the property rental rate. You can find the amount
of the deposit in the web page of the accommodation you wish
to reserve. Reservation will be accepted only after receipt
of the exact amount. No contract exists before this moment.
If reservation is made within 30 days prior to rental period,
total payment of the rate is due and must be performed, at the
latest, 8 days before the beginning of the rental period. Reservation
will be canceled if this procedure will not be strictly observed.
We'll send you an email with the confirmation of the reservation
and the credit transfer receipt once deposit will be accredited. |

6.
Deposit refund |
Cancellation
notice must be sent in writing through Tuscanydays.com's online
contact form and
will be processed according to the date the written notice is
received. Deposit will be refunded, on demand of the entitled
person, only before the ninety days that precedes the beginning
of the rental period (otherwise it is difficult to rent the
property again). Deposit will be refunded in full less the bank
expenses for the credit transfer and a fixed right equal to
5% of the deposit for cancellation charges. If the deposit amount,
for any reason, is performed after the ninety days that precedes
the beginning of the rental period no refund will be paid. No
refund will be paid unless this procedure is strictly observed. |

7.
Prices |
You
can find amounts of the rental rates in the web page of the
accommodation you wish to reserve. Prices are per week and for
accommodation. |

8.
Balance |
The
balance of rental rate must be received at the latest 30 days
before the beginning of the rental period. We'll send you an
email with the reconfirmation of the reservation and credit
transfer receipt once balance will be accredited. The reconfirmation
of the reservation is the voucher. You have to print it and
produce to the accommodation's owner (or authorized by himself
persons) at the check-in. It is forbidden to transfer the voucher
and or the receipt to another person or to provide accommodation
to parties others than those specified. Sometimes balance is
collected cash directly by the accommodation's owner on arrival.
In this case Tuscanydays.com is not involved and will not release
any receipt. Reservation will be canceled (even if already reconfirmed)
if this procedure will not be strictly observed and we shall
be entitled to retain the deposit for cancellation charges. |

9.
Method of payment |
For
your security, payments will be performed only by banking credit
transfer. Credit transfer cost is at your expense.
Full payment instructions will be given with confirmation of
the booking intention. |

10.
Our cancellation policy |
Cancellations
must be sent in writing through Tuscanydays.com's online contact
form and
will be processed according to the date the written notice is
received.
Cancellations made 90 days or more before the rental period
begins pay 30% of the total rental rate amount.
Cancellations made from 90 days to 60 days before the rental
period begins pay 60% of the total rental rate amount.
Cancellations made from 60 days to 30 days before the rental
period begins pay 90% of the total rental rate amount.
Cancellations made from 30 days to 1 day before the rental period
begins pay 100% of the total rental rate amount.
No Show at check-in pay 100% of the total rental rate amount. |

11.
Security deposit |
On
arrival a security deposit must be paid, in Euro and cash, to
the owner of the property (or to authorized by himself persons).
The amount of the security deposit is specified in the description
of the accommodation on our web site. Tuscanydays.com is not
involved in security deposit collection. We cannot be held liable
for the loss of a security deposit for any reason. The owner
of the property has the right to refuse admittance to the guest
who don't pay the deposit. This deposit will be returned in
full at the end of the holiday, less the cost of any damages
caused to the property or eventual other additional charges
to be paid to the owner of the property (telephone costs, final
cleaning costs, heating, etc.). If, for any reason, the departure
from the accommodation should be bring forward the owner of
the property has the right to pay back the security deposit
subsequently and only after the inventory and the check of the
property. |

12.
Other charges |
Telephone
costs, final cleaning costs, heating, air conditioning, gas
consumption, house-linen (if not included in the price) are
additional charges. These charges are to pay, in Euro and cash,
to the owner of the property. |

13.
Maintenance |
During
the rental period the owner (or authorized by himself persons)
may enter the property to execute maintenance and repair work. |

14.
Pets |
Domestic
animals are welcome only in specific estates and only if tame
and docile. Check in the web page of the accommodation you wish
to reserve. Animals must be watched with highest diligence when
they are taken in common space. Not allowed presence of domestic
animals involves immediate removal from the estates without
any right of compensation and or refund. |

15.
Rules |
It
is not allowed to stay in the estate with more persons than
fixed in the reservation and or in a number greater compared
to available beds in the estate. It is prohibited any substitution
of person during the rental period, otherwise the owner have
the right to ask immediate vacating of the property without
any right of compensation and or refund. Accommodations are
given clean and tidy and shall be given back in the same condition.
Guest have to remove their rubbish and in common estates accept
and comply with common rules. |

16.
Complaints |
If
the client has cause for complaint, he must inform both the
accommodation's owner and Tuscanydays.com the day of arrival.
Information must be sent in writing through Tuscanydays.com's
online contact form.
Guest must allow to Tuscanydays.com all necessary time to solve
the possible problem.
We reserve the right to verify the causes of complaint and if
the client proves to be right, he will be compensated in proportion
to the real damage up to a maximum of the rental price paid.
If strictly necessary and possible we'll rent to the client
another similar or better estate, within the limits of availability.
If the client accepts the exchange, he cannot ask for any other
compensation and or refund. In no case we will pay any kind
of charge for transfers, hotels or other accommodations of any
type. If the client vacates the property before an agreement
with Tuscanydays.com about the complaint and or earlier than
the date expected, he will forfeit any right of compensation
and or refund. No complaint can be considered valid and no compensation
and or refund will be paid unless this procedure is strictly
observed.
Weather conditions, presence of insects, presence of animals,
presence of wild animals, environmental noise, lack or interruptions
of water, electricity, gas, telephone lines, work in progress
depending on local or state authority or any event which constitutes
'major force' will not be considered as valid complaint causes
and no compensation and or refund will be paid. |

17.
Liability |
Tuscanydays.com
acts only as agent. It is not part of the contract between guest
and accommodation owner. Tuscanydays.com cannot be considered
responsible for owners actions or omissions. Descriptions of
the properties are made in good faith and Tuscanydays.com cannot
be held responsible for alterations made by the owners without
any information. If, because of event which constitutes 'major
force' or for any other reason independent of his own will,
Tuscanydays.com should be forced to cancel the reservation will
offer in renting, if possible, another similar or better estate,
within the limits of availability. If the price of the substitute
accommodation is lower we'll refund the difference. If the proposal
of substitution is not accepted or possible we'll refund only
the rental rate paid. No one else compensation and or refund
will be paid. We accept no liability in respect of any loss
or damage of any kind caused to person, animals and property
by natural events, disasters, slaughters, riots, strikes, floods,
storms, hurricanes, earthquakes, wars, threat of war, etc.,
or by any event which constitutes 'major force'. For any eventual
dispute and or legal controversy, Italian Law must be applied
and the exclusive jurisdiction is the Court of Rome (Italy).
Our liability is restricted to the Italian rules and laws for
estate agents. |

18.
Acceptance of the conditions |
By
making the booking, this implies that all the conditions of
this contract have been entirely understood and accepted without
reserve and or exception.
If one or more of these conditions should be for any reason
(including new laws) modified or invalidated, the validity of
the other conditions cannot be questioned or contested. |

19.
Privacy |
All
personal data will be processed in observance of the Italian
privacy law (D.lg. n.196 June 30 2003). Data processing is in
order to carry out services and operations to complete the reservation.
Non consent in data processing implies impossibility to execute
the contract. Anyway personal data will not be released to third
party except for contractual and law obligations and can be
canceled and or modified anytime. |
